Demolition has begun on the second phase of the Cocowalk redevelopment in Coconut Grove.

The first phase of the redevelopment started earlier this year on the Western portion of Cocowalk where Chili's and The Cheesecake Factory used to be. The interior gutting of Duffy's Sports Grill and Hooters Restaurant began last month before the Eastern portion officially comes down.

The Eastern side of Cocowalk will be replaced with One Cocowalk, which will be a 5 story Class A office building with ground level retail, 4 stories of office space, 250 underground parking spaces and a rooftop terrace all totaling 73,000 square feet. Construction is expected to be finished by the end of 2019.

Eventually the main rotunda, where there used to be a Fat Tuesday's and where there is a Starbucks, will be demolished to create an open courtyard.

Cocowalk was purchased in May 2015 for $87.5 million.

In its place will be One Cocowalk, which will be a 5 story Class A office building with 73,000 square feet. There will be four levels of office space, ground floor retail and a rooftop terrace.

Construction has also started on the Western portion of the new revamped Cocowalk.

New Renderings For The Redesigned Cocowalk

In February, plans were shown of the new redesigned Cocowalk and now more renderings and information has been revealed by the Miami Herald.

Opened in 1990, the Cocowalk Mall will have a major overhaul of the three story space with 198,000 square feet of retail.

Designed by Beame Architectural Partnership and Foreseer, the West portion of Cocowalk will have the YouFit gym and Cinepolis Theater staying, but the Cheesecake Factory will be gone when its lease is up at the end of May.

The main rotunda at the center of Cocowalk with a Fat Tuesday and Tervis will be demolished and replaced with an open courtyard with outdoor seating. The Starbucks will be moving into the former Coldwell Banker space across the street later this Summer. The change are expected to be completed by mid-2018 after starting work this Summer.

Also announced in March was One Cocowalk, which will be a 73,000 square feet of Class A office space on the East portion of Cocowalk. Construction on One Cocowalk will start in 2018.
