Omni Property Approved For T6-12 Zoning

1900 Northeast Miami Court

A 43,161 square foot lot has been approved by Miami's Planning, Zoning and Appeals Board on March 15th to allow a T6-12 zoning from T6-8. 

The property is located at 1900 Northeast Miami Court and currently there is a three story Charter School, which was built in 1923. A new Charter School was built across the street. The property was purchased in May 2016 for $6.6 million by Developers Damian Narvaez and Alex Karakhanian. 

The new approval allows for a 12 story building at 444,226 square feet and 358 units.

21 Story Museum Club Proposed In Omni District

A 21 story building called Museum Club is proposed at 1598 NE 1st Ave, according to The Next Miami. 

The project will have 97 hotel rooms, spa, restaurant and mechanical parking garage. The building was designed by Itec Design.

The Omni district in Miami is seeing a revival, thanks to recent development in the area, but craft shows, film nights and live art are helping regenerate the district. 

The Omni district, also known as the Arts and Entertainment district is just North of Downtown and Southeast of Wynwood. 

Miami To Start Charging For Metromover

According to Miami Today, a Miami-Dade commission committee has approved a plan that will start charging for the currently free metromover. The metromover provides frees transportation through Brickell, Downtown Miami and the Omni District.

There was talk of charging $1 to ride the metromover, but no word on what the new charges would be. It would cost the city $475,000 a year to upkeep a fare collecting system.

Land In Omni District For Sale At $24 Million

A site located at 1530 NE Miami Place in the Miami's Omni district has been listed for sale at $24 million, according to the Real Deal.

The 1.57 acre land is zoned for a 24 story building or 787 units. 

The sale is all apart of the latest revival of the Omni district, with many new and purposive developments expected to happen in the future.

After many purchases of vacant land in Miami's Omni District, the area looks to be heading towards a rebirth, according to the Miami Herald.

The neighborhood is located just North of Downtown, but South of Wynwood, Midtown and the Design District. Recent purchases in the area include 1400 Biscayne (Auberge Residences & Spa), Melo Group's land at NE 14th St & NE 1st Ave, and a $64 million transaction just South of the Miami Cemetery.

Land prices were around $60 a square foot five years ago have increased to $390 a square foot, but developers believe condos can be cheaper than Downtown, Brickell and Edgewater.
