36 Story Tower Planned For Overtown

A 36 story tower, called Block 45, located at 152 NW 8th Street in Overtown has been proposed, according to Miami Today.

Block 45 would have 616 residential units with 98 of them being micro-units. It would have 25,000 square feet of retail space with 637 parking spaces.

The project is being developed by Atlantic Pacific Communities LLC and designed by Bermello Adjamil.

Block 45 would be located next to 3 MiamiCentral which was just sold in May for $159 million.

Miami’s Urban Development Review Board approved the project on September 18.

40 Story Virgin Hotels Coming To Brickell

A 40 story Virgin Hotels is coming to the Brickell area located at 1040 South Miami Avenue by 2023, according to The Miami Herald.

The building will have 250 rooms, 15,000 square feet of meeting and event space, a three story rooftop terrace, pool, lounge and event space as well as bars and restaurants. There will also be a car elevator system.

There will also be 15 floors of furnished residential spaces with 150 micro and co-living units.

The hotel will be located across the street from Brickell Flatiron.

Groundbreaking is expected in 2020.

TBT (September 30, 2016) - 3 years ago, foundation work was starting on the 64 story Brickell Flatiron. The building topped off in February and is expected to open soon. Construction photos of Brickell Flatiron can be viewed here.

Since groundbreaking began earlier in March, foundation work was being done at Brickell Flatiron site and now excavating has started. 

One crane has been added to the site with the base of another installed. The foundation pour is scheduled for December 2016/January 2017 with the project going vertical soon afterwards.

Construction is going quickly at One Cocowalk in Coconut Grove since the first glass was installed on the 5 story office building in June.

A year ago, in August 2018, the old Cocowalk was almost completed demolished and vertical construction began in December 2018.

New restaurants Sushi Garage and Botanico Gin & Cookhouse will be joining Mister O1 Extraordinary Pizza and Los Generales Mezcal & Grill as part of the revamped Cocowalk.

One Cocowalk will be open Spring 2020.

400 Biscayne Secures $161.5M Construction Loan

400 Biscayne has secured a $161.5 million construction loan for the 49 story tower in Downtown Miami, according to The Miami Herald.

Developed by Property Markets Group and Greybrook Realty Partners, 400 Biscayne had the groundbreaking in June.

400 Biscayne will have 646 rental apartments and 51,000 square feet of commercial space.

TBT (September 10, 2015) - 4 years ago, Regatta Park was set to open in Coconut Grove. The site was the location of the Expo Center that was demolished to make way for the park.

Regatta Park was initially supposed to be open on September 7, Labor Day, but the park is almost completed and should be ready for the public in the next few weeks. 

The three story Dockmaster building is already open and offers great views of Biscayne Bay, Downtown Miami and Coconut Grove from the top floor of the building. The old Dockmaster building, which used to be apart of Pan-Am is going to be demolished in the next week or so. The next phase for Regatta Park will be the revamp of the parking lot adjacent to the park on the East side.
