Since topping off at the beginning of May, Biscayne Beach has added the pool deck on the 6th floor and the windows are nearly added to most of the building. 

Two years ago at this time, foundation work was starting to take place at the site after breaking ground in April 2014.

Paraiso Bay About To Top Off - Plus Construction Photos On All Four Towers

The four towers within the 10 acre Paraiso Complex - Paraiso Bay, One Paraiso, Gran Paraiso and Paraiso Bayviews in Edgewater are moving along quickly. 

In March, Paraiso Bay reached the 40th floor and is now currently on the 54th floor of the 55 story building and is about to top out.

Workers are in the process of building the 15th floor of One Paraiso, which was on the 9th floor when we last looked in May. The windows are starting to be installed on the lower portions of the building. 

Paraiso Bayviews is about to hit the 13th floor of construction. Ground breaking on the 44 story tower took place in August 2015.

The last of the four towers in the complex to break ground, Gran Paraiso, is currently on the 6th floor. The building will have 317 residential units and buyers include baseball player Alex Rodriguez and DJ David Guetta.

Just in front of Gran Paraiso is the Paraiso Beach Club, a restaurant by Michael Schwartz which also just started construction.

What Is ASRR Capital Ltd. Planning For Edgewater Site?

In December 2015, 17th & Second Ave Properties Corp controlled by Enrique Manhard and Vivane Sasson de Manhard purchased almost a block of land in the Edgewater district from NE 2nd Ave and NE 2nd CT and between NE 17th Terrance and NE 18th St.

The site was then sold to ASRR Capital Ltd., led by Alex Sapir and Rotem Rosen in February 2016 for $33 million. Since the land was purchased, a church built in 1945 and a three story building built in 1924 have been demolished. 

The S&S Diner received an eviction notice and is supposed to be out of the building by today.

ASRR Capital Ltd. has not revealed what they plan to do with the site, but they partnered with investors CNMB International and G-Resources Group for a 67 percent interest in the project.

Across the street from the site, a Vib Hotel was planned on a 7.4 acre land and scheduled to break ground in 2015, but no activity has occurred on the land.

Update - S&S Diner is allowed to stay in business until the court decides if the their lease extension is valid.

Demolition has begun at Biscayne 27 (the former Ion Edgewater site) in Edgewater. Workers have begun clearing the land and are in the process of demolishing all of the houses on the site. Most of the houses were built in the 1920's and were currently used as multi-unit apartment rentals. 

Located at 2701 Biscayne Boulevard, Biscayne 27 will be 8 stories and have 330 apartment units. There will also be 9,537 of retail space, 396 parking spaces and courtyard with pool. The building was designed by Corwil Architects.

The 2.2 acre site was purchased by Richman Group for $30 million. 

Construction on Biscayne 27 should begin before the end of the year.

Houses That Will Be Torn Down

26 Edgewater Going Vertical

After breaking ground in June 2015, construction on 26 Edgewater is going vertical. 

The 10 story condo located at 321 NE 26th Street is being developed by Stripey Development and will have only 86 residential units. 26 Edgewater will have 1-2 bedroom units ranging from 560 to 980 square feet. Prices start at $270,000 for a 1 bedroom unit.

2500 Biscayne Construction Moving Quickly

Construction on 2500 Biscayne

2500 Biscayne has topped out since we last looked in February, on the 20 story building located at 2500 Biscayne Boulevard. 

The building will have 156 rental apartments and retail on the ground level of a restored mediterranean revival building that was built in 1923.

Alta Developers and Greystone Property Development are the developers of the building after purchasing the site for $10 million in April 2014.

Construction is expected to be completed by the end of the Summer.

Developed by Melo Group, Aria on the Bay located at 1770 N Bayshore Dr., is starting to take shape after going vertical in November 2015. 

Designed by Arquitectonica, the 53 story condo will have 647 residential units and the rounded curves of the building are more noticeable as it gets higher. 

Construction is currently at the 12th floor and should top out by the end of the year.
