ASRR Capital To Build Two Towers In Edgewater

ASRR Capital with partners CNMB International and G-Resources have closed on a site in Edgewater for $33 million after being in contract since July 2016, according to The Real Deal. 

The site spanning 60,000 square feet is located between NE 2nd Ave and NE 2nd CT between NE 17th Terrace and NE 18th St. ASRR Capital is planning to build two towers at 60 stories and 40 stories with 1,200 rental units, 20,000 square feet of retail and 350,000 square feet of office space.

The Padel Courts on the Southwest corner of the block was not included in the purchase.

Since groundbreaking in August 2015, Paraiso Bayviews in Edgewater has topped out at 46 stories. 

Paraiso Bayviews is part of the Paraiso complex in the Edgewater district of Miami that also includes the the towers Paraiso Bay, Gran Paraiso and One Paraiso. The next tower to top off will be One Paraiso, followed by Gran Paraiso. 

Paraiso Bayviews has a rooftop pool on the 46th floor that was just recently poured last week. Downtown Miami, Midtown Miami, Design District, Sunny Isles Beach and all along Biscayne Boulevard can be seen from the top of the building, while offering views of Biscayne Bay. 

Completion of Paraiso Bayviews is expected by the end of the year.

Two murals have been added to the North and South exterior of the parking garage at 2500 Biscayne. 

The exterior of the restored Mediterranean Revival building has been painted and windows installed.

The 20 story 2500 Biscayne should be completed in the next month or two.

Groundbreaking Begins At Biscayne 27

Groundbreaking has begun at Biscayne 27 after developer Richman Group was able to secure a $58.6 construction loan on the 8 story apartment building in Edgewater.

The 2.2 acre site was purchased for $30 million in May 2016 and demolition began the next month on the houses on the land.

Biscayne Beach To Begin Closings This Week

Biscayne Beach is expected to begin closings on the 51 story condo in Edgewater this week, according to Miami Condo Investments. 

Groundbreaking on Biscayne Beach began in April 2014 and topped off in May 2016. The project is developed by GTIS Partners and Eastview Development. WHLC Architecture is the architect.

The 11 acre Paraiso Complex in Edgewater is growing taller as the four buildings - Paraiso Bay, Gran Paraiso, One Paraiso and Paraiso Bayviews continue to top out. 

The 55 story Paraiso Bay topped out in July 2016 and is expected to be completed by this Summer. The 53 story One Paraiso is about to top off and will be completed by the end of the year. Gran Paraiso should top off in the next 3 - 5 months and will be complete by Spring 2018. Gran Paraiso will have 8 bay homes at the base of the building. The last tower, the 44 story Paraiso Bayviews is also close to topping off and will be completed by the end of the year. In total over 1,300 residential units will be delivered to buyers.

Also under construction is the Meyer Davis designed Paraiso Beach Club, which will have a Michael Schwartz Restaurant on the first floor and private residents club on the second floor with a pool.

Aria on the Bay on the 52nd Floor

The 53 story Aria on the Bay is close to topping out and is currently on the 52nd floor of construction. 

Almost a year ago, the building was just starting to go vertical.

Aria on the Bay is being developed by Melo Group, who are also developing the under construction Square Station and was designed by Arquitectonica. The building will have 647 residential units and 40,000 square feet of retail and office space.
