El Eden Motel in Brickell

The El Eden Motel in Brickell has been sold for $18.4 million, according to The Real Deal. 

The buyers are Tony Cho of Metro 1 Development and Robert Finvarb of Robert Finvarb Companies who plan to develop the site into a 24 story, 250,000 square foot mixed use hotel. The project will be designed by Arquitectonica, who also designed the newly opened Brickell City Centre, which is located across the street.

The two southern portions of the three lots were purchased for $35,000 and $90,000 in 1975 and the El Eden Motel was built in 1976. In 1988, the last lot on the North part of the site was sold for $390,000 and the expansion of the Motel was complete in 1990.

The Starlite Motel next to the El Eden Motel was sold for $25 million in December 2014.

Demolition of the El Eden Motel should begin later this year and groundbreaking on the new mixed use hotel should start in early 2018.

Brickell Heights Getting Closer To Completion

The towers of Brickell Heights located at 850 South Miami Avenue in the heart of Brickell are getting closer to completion and closings should begin in the next couple of months. 

Since we last looked at the progress of Brickell Heights in November 2016, both of the hoists have been removed from the buildings and the balconies are almost completely installed. The rooftop gardens have been planted and the colorful work of artist Fabián Burgos continues to extend the base of the parking garage.

There are only 2 available units left in Brickell Heights, which offer spectacular views of Brickell and its surrounding areas.

Galwan Hotel Brickell Site

After being approved in May 2016 by Miami's Urban Development Review Board, the lot at Galwan Hotel Brickell is being cleared and construction should begin soon. 

The 22,770 square foot lot was purchased for $26 million in February 2015.

The 43 story Galwan Hotel with 520 rooms was designed by Arquitectonica.

The 32 story Hyde Midtown is close to topping out after breaking ground in September 2015. 

The Arquitectonica designed building is expected to be completed by the end of the year.

Urban Development Review Board Approves Two Brickell Projects

After being announced late 2016, both 888 Brickell Avenue and 1111 Brickell have been approved by Miami's Urban Development Review.

888 Brickell Avenue will be a 38 story office tower designed by Arquitectonica that will replace an aging 7 story building built in 1972. 

Developer AIMCO is planning to renovate the existing Yacht Club building in the first phase. The second phase will include demolition of the parking garage and building a new 61 story, 690 foot condo with 572 residential units and 961 parking spaces.

The 58 story SLS Lux Brickell located at 801 South Miami Avenue has topped off. 

At the beginning of the year the SLS Lux Brickell was at the 10th floor and in December 2014 groundbreaking began on the project. 

The SLS Lux Brickell is located across the street from the newly opened Brickell City Centre and the almost completed Brickell Heights. These three buildings, along with several other towers have dramatically changed the landscape of Brickell over the last three/four years. 

Construction is expected to be completed September 2017.

New Preliminary Architectural Plans For Coconut Grove Playhouse Revealed

Plans have been revealed by The Miami Herald that would restore the long abandoned Coconut Grove Playhouse and add a new modern theater. 

The new designs were created by the Coconut Grove based firm Arquitectonica and would involve restoring the original V shaped building in the front, but demolishing the theater in the back and replacing it with a new modern 300 seat theater. Also included in the plans are a new parking garage that would hold 500 parking spaces and would be built on the current surface parking lot on Main Highway. 35 residential units are also included in the plan with 26 1 bed/1 bath and 9 2 bed/2 baths.

Miami-Dade County has budgeted $20 million for the restoration and construction of the building that will not start at least for another two years while full architectural designs are created.
