Grove at Grand Bay Receives TCO (Photos)

Grove at Grand Bay has received its temporary certificate of occupancy and closings will begin this week, according to The Real Deal.  

The two twisting towers designed by architect Bjarke Ingels, is located at 2675 and 2669 South Bayshore Drive. The towers have 98 units and both towers are 20 stories. Interior build outs will be completed in three months and move ins ready in four to six months.

Grove at Grand Bay was once home to the iconic five star Grand Bay Hotel that become abandoned for many years before the property was purchased by Terra Group for $24 million in 2011. 

Construction on the Grove at Grand Bay began in June 2013 and topped off in June 2015. While the two towers were under being built, they lit up the Coconut Grove skyline from the construction lights at night

The Transformation Of Brickell Since 2013

The Brickell district of Miami has changed significantly since the 1980s when it was comprised mostly of financial buildings and low rise apartment buildings.

In the early 2000s, condos started popping up in the area and along Brickell Avenue. The recession hit in 2008 and building came to a halt in Miami. It wasn't until 2012 when Brickell City Centre started construction that the market picked up and more condos were added to the growing Miami skyline. In 2012, there were many empty lots scattered around Brickell. Those lots are now filled with condos such as Brickell City CentreBrickell Heights, SLS Lux, SLS Brickell, My Brickell, 1100 Millecento, Bond at Brickell, Panorama Tower, 1010 Brickell, Brickell Flatiron and Solitair Brickell.

The Brickell skyline will only continue to change in the future with proposed condos in the works such as One Brickell, Edge on Brickell, 830 Brickell, Villa Magna and One Brickell City Centre.

Not only is Brickell experiencing a change, but also West Brickell, which is located West of the Metrorail tracks.

Since going vertical in April, Hyde Midtown located at 3401 NE 1st Ave, has reached the 12th floor of the 32 story building. 

With 60 hotel rooms and 410 residential units, Hyde Midtown recently secured a $114.7 million financing deal for the project. 

Hyde Midtown is being developed by The Related Group with Dezer Development.

Construction is expected to be completed by the end of 2017.

Since topping off at the beginning of May, Biscayne Beach has added the pool deck on the 6th floor and the windows are nearly added to most of the building. 

Two years ago at this time, foundation work was starting to take place at the site after breaking ground in April 2014.

After going vertical at the beginning of the year, Avant at Met Square is starting to rise on the residential portion of the 42 story building. 

Avant at Met Square is located across the street from the proposed 70 story Riverwalk East Development site.

While construction progresses on the two Brickell Heights towers, the colorful mural along the building parking garage by artist Fabián Burgos is starting to go up on the North side. 

The colorful façade is keeping in tune with other Arquitectonica designed buildings in Brickell such as the SLS Brickell and SLS Lux.

There are only 8 units left in Brickell Heights with prices starting at $849,000. 

The two towers located next to Mary Brickell Village and Brickell City Centre are expected to be completed in early 2017.

Paraiso Bay About To Top Off - Plus Construction Photos On All Four Towers

The four towers within the 10 acre Paraiso Complex - Paraiso Bay, One Paraiso, Gran Paraiso and Paraiso Bayviews in Edgewater are moving along quickly. 

In March, Paraiso Bay reached the 40th floor and is now currently on the 54th floor of the 55 story building and is about to top out.

Workers are in the process of building the 15th floor of One Paraiso, which was on the 9th floor when we last looked in May. The windows are starting to be installed on the lower portions of the building. 

Paraiso Bayviews is about to hit the 13th floor of construction. Ground breaking on the 44 story tower took place in August 2015.

The last of the four towers in the complex to break ground, Gran Paraiso, is currently on the 6th floor. The building will have 317 residential units and buyers include baseball player Alex Rodriguez and DJ David Guetta.

Just in front of Gran Paraiso is the Paraiso Beach Club, a restaurant by Michael Schwartz which also just started construction.
