The Latin Cafe in Edgewater

The Latin Cafe in Edgewater has sold for $13 million, according to SFBJ.

The 25,951 feet of land, which also includes the adjoining parking lots is located at 2501 Biscayne Boulevard in the booming Edgewater district of Miami.

The Next Miami reports that the buyer is a Canadian businessman named William Weiner.

2500 Biscayne has reached the 12th floor of the 20 story building in Edgewater, which will have 156 rental apartments.

The building is expected to top out by the end of March.

Completed, Proposed and Under Construction Projects in Edgewater

In the Edgewater district of Miami, just North of Downtown Miami and located next to Biscayne Bay, was full of many early 20th Century homes in the style of classical revival. By the 1990's and early 2000's crime and homelessness was rampant in the area, but has undergone a dramatic change in recent years. 

Recently, many of the mid-rise apartments and single family homes have been torn down and replaced with luxury high-rises on Biscayne Bay. Developers such as The Related Group and Melo Group have built condos in the area and put their stamp on the area that is dramatically changing the Miami skyline.

Condos that have been completed in the past year are Bay House and Icon Bay.  

Condos that are currently under construction in Edgewater are The Crimson, which is nearly complete, Biscayne Beach, 2500 Biscayne, 26 Edgewater and the Paraiso mega project that includes, Paraiso Bay, One Paraiso, Gran Paraiso and Paraiso Bayviews.

Several projects in the Edgewater district have been proposed and are waiting to start construction in the near future. The 57 story Elysee will be the tallest building in Edgewater and has already opened a sales center nearby. 700 Edgewater recently demolished several buildings on a block of waterfront land and plan to reveal soon what they will build on the site. On the Northern section of Edgewater proposed buildings such as Spark Tower and The Bentley Hotel & Residences hope to break ground before the end of the year. An entire block was purchased last year by Miami Sunrise Properties, which includes a Wendy's restaurant on the site that will probably be flipped in the next year or two to a developer. Miami Sunrise Properties has already flipped land in West Brickell and signs indicate they will do the same with the Edgewater land.

Even with new condos popping up in the area, more condos will presumably be on the way as prime land in the area is still available in this desirable part of Miami.

A Look At The Paraiso Construction In Edgewater

Construction at the Paraiso development in the Edgewater district of Miami is going quickly. Paraiso Bay is rising taller since we last looked in September 2015, while construction has started on the towers surrounding the building.

Groundbreaking for Paraiso Bayviews started in August 2015, while construction has started on One Paraiso. The final building in the development is Gran Paraiso, which is slated for groundbreaking in the first quarter of 2016.

The Paraiso development is headed by Related Group with Arquitectonica as the architect. Interior design is by Piero Lissoni while Karim Rashid is doing interiors for Paraiso Bayviews. Enzo Enea is doing landscape. The development will also have a Michael Schwartz restaurant on the water called Paraiso Beach Club.

Since topping off a year ago, The Crimson is almost complete on the 90 unit residential condo in Edgewater. 

The 18 story building is located between the recently finishing Icon Bay and Bay House.

Almost Entire Block Purchased In Edgewater

Nearly an entire block has been purchased in Edgewater between NE 2nd Ave and NE 2nd CT, according to The Next Miami. 

7 of the lots on the block were purchased in June 2012 for $1,375,000 and the church on the corner of NE 2nd CT and NE 18TH St was purchased for $2.4 million in May of this year. The buyer is 17th & Second Ave Properties Corp, which is controlled by Enrique Manhard and Vivane Sasson de Manhard. 

The total square footage of all the lots is 60,375 square feet excluding the Padel Courts on the Southwest corner of the block, which haven't been purchased yet.

The Vib Hotel is planned on being built across the street and was purchased for $64 million earlier this year.

Edgewater Lots Listed For $18.4M

Three lots located in Edgewater at 456, 480 and 496 NE 29th Street are being listed for $18.4 million, according to The Real Deal.

The two lots at 456 and 480 NE 29th St are owned by Whitelight Group LLC and the third lot at 496 NE 29th St is owned by Global DC Export. The site is zoned for T6-36 for a 36 story building. 

The site is located next to Icon Bay, which just opened earlier this year.
